If you wish to calculate your own quotation without completing our online form or calling us, our fee scales are set out below. Please ensure you read this page fully and add in all relevant disbursements as referred to later in the text. Disbursements are costs payable to other organisations which are incurred by us as agency for you. To calculate a full quotation, disbursements will need to be added.

Our figures shown in the fee scales include the fees payable in relation to acting for any mortgage lender if this firm is on their lending panel, completion of Stamp Duty Land Tax Return, synchronising sale and purchase if relevant, contribution towards Professional Indemnity Insurance, postages, telephones etc. Whilst we never expect to be the cheapest, we feel our fee scales are realistic in order to enable us to provide you with a high standard of care from a fully qualified and highly experienced solicitor.
A sum of £18.50 plus VAT is added to our fees in relation to each CHAPS transfer payment that is required in relation to your transaction.
If you are selling a freehold property subject to an Estate Rent charge/Service Charge, it will be necessary to obtain responses to various enquiries from the Managing Agents. They will make a charge for the provision of this information. In addition, a sum of £100.00 plus VAT will be added to our own charges to go towards the additional work involved in dealing with these matters.
If you are buying a freehold property subject to an Estate Rent charge/Service Charge, it will be necessary to obtain responses to various enquiries from the Managing Agents and it is also likely that a Deed of Covenant may need to be prepared, various Notices may need to be served following completion and also Restrictions may appear on the registered title that need to be dealt with. A sum of £200.00 plus VAT will be added to our charges to go towards the additional work involved in dealing with these matters.
If the property you are buying is a new build property, there will be considerably larger amounts of documentation to be considered and an additional sum of £300.00 plus VAT will be charged to go towards the additional work involved in dealing with this.
If you are buying a leasehold property, there will also be a registration fee payable to the Landlords notifying them of the assignment of the Lease and your Lender’s details. This varies from lease to lease but we would expect it to be in the region of £100.00-£200.00. There will also be apportionments of service charge and ground rent calculated to the date of purchase. Please note we are not currently taking on any leasehold purchase transactions.
If you are selling a leasehold property, it will be necessary to obtain responses to various leasehold enquiries from the Landlord/Managing Agents. They will make a charge for the provision of this information. The terms of your particular Lease may also provide for a Deed of Covenant or Licence to Assign to be entered into and this will also incur charges with the Landlord/Managing Agents.
There are factors that could arise and would increase your overall costs. For example, if the legal title is defective or part of the property is unregistered, if building regulations or planning permission has not been obtained or if there is a delay in receiving key documents.
Disbursements relevant to sale transactions
Assuming the Title to the property is registered at HM Land Registry, we will need to obtain full copies of the Title documentation. For freehold properties, this will cost approximately £10.00. For leasehold properties, this will cost approximately £20.00.
For same day CHAPS transfers to redeem mortgages or send funds to you on completion of the transaction, additional sums totalling £11.50 plus VAT per transfer will be added.
Disbursements relevant to purchase transactions
Local Authority, drainage and environmental searches are carried out as standard procedure. The cost of these varies according to the location of the property but, as a general guide, you should allow for a figure between £300.00 - £500.00. If you use our online quotation form or call us on 01233 822250, we will identify a more detailed estimate for search fees within a full quotation for you.
If you are having a mortgage, a bankruptcy search is necessary. The cost for this is £2.00 per name.
A Land Registry Search is necessary and the cost is £3.00 in relation to each Title involved.
For the same day CHAPS transfer to send funds to the Seller’s Solicitors/Conveyancers transaction, a sum of £11.50 plus VAT per transfer will be added.

If a freehold property is subject to an estate rent charge/service charge - a sum of £200.00 plus VAT will be added to go towards the additional work involved in dealing with this.

If there is a transfer of equity involved, the charges will be higher.
Disbursements relevant to remortgage transactions
Assuming the Title to the property is registered at HM Land Registry, we will need to obtain full copies of the Title documentation. For freehold properties, this will cost approximately £10.00. For leasehold properties, this will cost approximately £20.00.
Generally, with remortgage transactions, Lenders will accept Search Indemnity Insurance in place of Local Authority and drainage searches. The cost of this depends on the value of the property but you should allow a sum of £20.00 - £50.00.
A bankruptcy search is necessary. The cost for this is £2.00 per name.
A Land Registry Search is necessary and the cost is £3.00 in relation to each Title involved.
For the same day CHAPS transfer to redeem any existing mortgage and send any surplus funds to you, a sum totalling £11.50 plus VAT per transfer will be added.
